Our Process for Design & Build
Design Selection or Creation
You may already have a design that is drawn, engineered, and approved — great! If not, we can help bring your vision to life. We’ll connect you with a trusted drafting partner to create a tailored design that suits your needs, lifestyle, and site constraints.
Target Pricing
Once a concept is ready, we’ll confirm it aligns with your budget expectations. We’ll issue a Target Price Document, which outlines the estimated project cost, inclusions and exclusions, and the scope of work. This document also details the deposit required to move forward to contract preparation.
Preliminary Agreement
Next, we’ll ask you to sign a Preliminary Agreement, covering the costs of preparing a fully itemised tender proposal, including detailed breakdowns, trade packages, and any required engineering, soil tests, or energy reports.
Contract Signing & Plan Certification
Once the proposal has been reviewed and accepted by you (and your financier, if applicable), we’ll prepare the formal Building Contract. A 5% deposit is paid at this stage. We can also help you lodge your plans with a private certifier, who will coordinate required approvals, including building, plumbing, and any Material Change of Use (MCU) if relevant. We work with a wide network of certifiers and town planners to ensure a smooth process. Once certification is complete, your financier will issue the Authority to Commence Construction.
Construction Commences
Construction typically begins within 30 days of receiving your financier's authority. During the build, you’ll receive fortnightly progress updates via BuilderTrend, a cloud-based project management system that keeps you informed with schedules, photos, and notes. Invoices are issued at the standard stages. For example, Base, Frame, Enclosed (Roof/Lock-up), Fixing, and Practical Completion. Our goal is to keep the process transparent, collaborative, and as stress-free as possible.
Practical Completion & Handover
Once construction is complete, we’ll invite you to a Practical Completion Inspection. Together, we’ll walk through the home, identify any final items to be rectified, and agree on a handover date (usually within 30 days). At handover, we’ll conduct a final walkthrough to confirm all work is complete to standard and issue your final invoice. Once payment is made, we’ll hand over your keys — the exciting moment when your new home officially becomes yours!
12 Month Warranty
Our commitment continues beyond handover. At the 12-month mark, we’ll schedule a Warranty Inspection to identify and fix any minor settling issues like plaster cracks or fitting adjustments. We want your home to stay in top shape and for you to feel supported well after move-in.

Our process is strongly focused on ensuring that your budget remains on track. After consultation, we issue a target price document outlining the estimated project cost. From there, a preliminary agreement is signed that will cover the cost of developing a fully itemised tender proposal. Once this proposal is formally agreed upon, a 5% deposit is required. This process ensures that we can provide you with a price guide in the first instance, and a detailed budget for your build.
